Magnificent Makeovers on a Budget‏

Have you ever watched those TV shows where some lucky homeowner gets a room redecorated by a professional? To have something similar done in your own home you would have to make a serious investment, or become a TV show guest!
 
However, there are ways to re-decorate a room and make it look great – even spectacular – on a budget.
 
Say, for example, you want a living room makeover. If your sofa is worn you can buy a fitted sofa cover that will make it look almost new. Table cloths on worn end-tables and other surfaces can have a similar affect.
 
Don't forget the most economical redecorating trick of them all: Paint! A fresh coat of paint can bring a room to life! Hanging a few new pictures can also have a dramatic impact on the look of
a room. You don't have to buy a Rembrandt. Attractive, simply framed pictures will also add interest and colour.
 
With a little imagination, it's amazing how much you can improve a room on
a little or even no budget.

Air conditioning season is here

Time to prepare your central or window air conditioning unit for the warmer weather.

  • Inspect the air filter, clean or change, if necessary
  • Clear the area around the outside condenser coil
  • Check the outside condenser coil regularly to ensure it's clean and not blocked with leaves, pollen, grass, dirt, etc.
  • Ensure that the return and supply registers in your home (if you have central air) are unobstructed or that the window unit is not blocked by furniture or drapery
  • Direct the vents upward to blow the cool air up; it will drift naturally down to floor level
  • Ensure that the drain line from the coil within the home is clear and unobstructed (central air systems)
  • Caulk and weather strip around windows and doors to prevent the cool air from leaking out and the heat from leaking in
  • During operation, keep windows closed and draperies drawn on windows facing the sun
  • A central air conditioner with a SEER of 13 will save $10-$20/year compared to an older unit with a SEER rating of 10
  • Book your central air conditioning contractor for an annual cleaning and inspection (this is a good time to check your furnace too!) The service should include cleaning of the outside condenser coil, inside evaporator coil, inside fan assembly, filter replacement, inspecting all other components and checking that the system is operating correctly.
A central air conditioner should be sized between 80 per cent - 125 per cent of the total cooling capacity required for your home according to national standards.  Having a central air conditioner larger than this is more expensive to buy, and not necessarily better than a small one.  A properly sized unit will run continuously on a hot, humid day, steadily condensing out moisture on the cooling coils and lowering the relative humidity for a far more comfortable condition.  Your contractor should perform a heat gain calculation to determine the size of air conditioner that is right for you.

The ones you win FAR OUT SHINE the ones you lose.

The Real Estate industry is much like roller coaster, it has its ups and downs.  The only difference is no one cheers on the downs, the ups however, are very rewarding.

A couple weeks ago I received an email from a friend of mine from my elementary school days.  She and her husband wanted to talk to me about moving and/or renovating their home.  I gladly met with them and had a wonderful discussion about their current home and where they wanted to move to.  On Victoria day, we went and looked at a very well maintained home in Charleswood, they loved it and ended up buying it a couple days later.

Unbeknownst to my clients, this home had already been in their family for 22 years.  One of their cousins sister and her husband bought the home from the original owner in the early 90's, they in turn sold it 9 years later to their cousins sister-in law which now has been sold to my clients.

You might think that is the highlight of my story.  However, the true highlight came in the form of this beautiful picture collage I received from their young daughter....  check it out below.


 
Now, this is the real highlight of my job.
