Manitoba Lung Assocition needs your Support!!!

Friday night I paid my first visit to  Investors Group Field, hoping that I might bring the Winnipeg Blue Bombers the luck they needed to record their first victory in their new home. Alas, it was not to be as the Hamilton TiCats prevailed 37-18.
 
After a return match with Hamilton at the TiCats temporary home at the University of Guelph next weekend, the Bombers will engage in their annual home and home matches with my other favourite team, the Saskatchewan Roughriders. My allegiance to the Riders is blood-related. My dear departed Dad, Andy Currie, played for them in two Grey Cup games, in 1928 and 1930 when he was still in his teens.
 
While I’ve spent most of my life in Winnipeg and have lived and died with the Blue Bombers since the 1950’s, on the first two weekends in September I usually declare “I’m happy with whatever the result might be.” I have spent a total of 11 years living in Regina, and I attended my first Labour Day Classic back in 1962 just before I began my freshman year at Kelvin in Winnipeg.
 
I have been at Taylor Field ( now known as Mosaic Stadium ) on more than 20 Labour Day weekends since that first encounter, but this year I’m going to enjoy game on Sunday September 1st on Manitoba’s largest indoor TV screen. It’s at the Metropolitan Entertainment Centre and the high definition image measures an incredible 35 feet by 26 feet.
 
In some ways it’s better than being there, especially if your mobility is challenged like mine, making it a bit of chore to climb stairs and line up for washrooms and over-priced eats. When the Bombers and Roughriders clash, why not join us the  Met  for a  Bud, Spud and Steak. That’s the latest rage when it comes to fundraising, and the Canad Inns folks have become very skilled at it. On this occasion we’re raising money for the  Manitoba Lung Association. Since returning to Winnipeg in May of 2012, I’ve been honoured to serve on their board.
 
Tickets for September 1st are just $20 , and that covers everything except your beverages. The game starts at 3pm Winnipeg time, and doors will be open at the Met at 1.30 that afternoon.
 
Tickets are available at the Manitoba Lung Association office at 629 McDermott Avenue in Winnipeg. You can also reserve tickets with a credit card by calling  ( 204 ) 774-5501 during office hours.

Magnificent Makeovers on a Budget‏

Have you ever watched those TV shows where some lucky homeowner gets a room redecorated by a professional? To have something similar done in your own home you would have to make a serious investment, or become a TV show guest!
 
However, there are ways to re-decorate a room and make it look great – even spectacular – on a budget.
 
Say, for example, you want a living room makeover. If your sofa is worn you can buy a fitted sofa cover that will make it look almost new. Table cloths on worn end-tables and other surfaces can have a similar affect.
 
Don't forget the most economical redecorating trick of them all: Paint! A fresh coat of paint can bring a room to life! Hanging a few new pictures can also have a dramatic impact on the look of
a room. You don't have to buy a Rembrandt. Attractive, simply framed pictures will also add interest and colour.

Air conditioning season is here

Time to prepare your central or window air conditioning unit for the warmer weather.

  • Inspect the air filter, clean or change, if necessary
  • Clear the area around the outside condenser coil
  • Check the outside condenser coil regularly to ensure it's clean and not blocked with leaves, pollen, grass, dirt, etc.
  • Ensure that the return and supply registers in your home (if you have central air) are unobstructed or that the window unit is not blocked by furniture or drapery
  • Direct the vents upward to blow the cool air up; it will drift naturally down to floor level
  • Ensure that the drain line from the coil within the home is clear and unobstructed (central air systems)
  • Caulk and weather strip around windows and doors to prevent the cool air from leaking out and the heat from leaking in
  • During operation, keep windows closed and draperies drawn on windows facing the sun
  • A central air conditioner with a SEER of 13 will save $10-$20/year compared to an older unit with a SEER rating of 10
  • Book your central air conditioning contractor for an annual cleaning and inspection (this is a good time to check your furnace too!) The service should include cleaning of the outside condenser coil, inside evaporator coil, inside fan assembly, filter replacement, inspecting all other components and checking that the system is operating correctly.
A central air conditioner should be sized between 80 per cent - 125 per cent of the total cooling capacity required for your home according to national standards.  Having a central air conditioner larger than this is more expensive to buy, and not necessarily better than a small one.  A properly sized unit will run continuously on a hot, humid day, steadily condensing out moisture on the cooling coils and lowering the relative humidity for a far more comfortable condition.  Your contractor should perform a heat gain calculation to determine the size of air conditioner that is right for you.

The ones you win FAR OUT SHINE the ones you lose.

The Real Estate industry is much like roller coaster, it has its ups and downs.  The only difference is no one cheers on the downs, the ups however, are very rewarding.

A couple weeks ago I received an email from a friend of mine from my elementary school days.  She and her husband wanted to talk to me about moving and/or renovating their home.  I gladly met with them and had a wonderful discussion about their current home and where they wanted to move to.  On Victoria day, we went and looked at a very well maintained home in Charleswood, they loved it and ended up buying it a couple days later.

Unbeknownst to my clients, this home had already been in their family for 22 years.  One of their cousins sister and her husband bought the home from the original owner in the early 90's, they in turn sold it 9 years later to their cousins sister-in law which now has been sold to my clients.

You might think that is the highlight of my story.  However, the true highlight came in the form of this beautiful picture collage I received from their young daughter....  check it out below.

Stop burning cash to keep warm!!


With the mercury dropping to minus 40 Celsius in Winnipeg and everywhere else in Manitoba; its cold out there!! Terribly cold!!  The common question that I have been getting is how do we keep our homes warm in this type of weather? 

Well, the answer is an easy on. Try to cut as many drafts as possible and that will keep old man winter outside where he belongs. 

First thing to do is grab a Tony Marino Team notepad and pen walk around your home and access what needs to be done.  

Now you are probably thinking where do I start?  Well, allow me to help. 

Windows:

When it comes to windows if you have an older set of windows, think about replacing them when you can afford to do so; but as an inexpensive alternate, think about putting plastic film up, that will help you save some money. The plastic film is available at any hardware store and comes in different sizes. 

Insulation: 

If you haven’t done so insulate your basement.  Here in Manitoba, Manitoba hydro is giving you rebates on insulating your basement (check with them to see if you qualify for the program),  R12 in the basement was the standard, but some people will go up to R20 and some will even do more.  Check with local building codes to see how they prefer your frost walls to be built in the basement. 

Weather stripping:

If it’s worn, replace it. That little piece of foam or rubber is so important in keeping the drafts out at doors or windows.  They make gaskets for plugs and light switches and they are easy to install. They are sold in hardware stores usually in the same isle as the gaskets.

Caulking or silicone:

Not only do these products keep out water but they stop drafts from coming in to your home. You should think about caulking around your windows, doors and at baseboards.

A very useful resource is going to Manitoba Hydro’s website and look for any power smart program brochures that they may have on line. They are very helpful.
